Buying your Verto Home: Our guide

We believe buying a new home should be an enjoyable experience. But while it’s easy to get excited about opening the door to your new home for the very first time, the buying process leading up to that moment can sometimes seem a bit daunting.

That’s why we’re committed to making everything as easy and efficient for you as possible. From securing finance to completion and aftercare, we want your entire journey with us to be a positive one. This guide will give you a clear idea of the buying process and what you can expect at each stage.

 

 

1. Meeting your Verto representative

When you begin your journey to buying a Verto home, we’ll appoint a dedicated member of our sales team to guide you through every step of the process. They’ll also be able to recommend independent mortgage brokers, financial advisors and conveyancers. Everyone you might need to speak to during the sales process.

 2. Securing the appropriate finance

The first stage in the home buying process is to look at your finances and work out what you can afford. A financial advisor will be able to help you determine your funds (including your mortgage options) and find out what type of budget you’ll have to purchase your Verto home. If you require a mortgage, it’s at this point you should seek to obtain an agreement in principle. This will confirm your ability to obtain the mortgage you require to reserve and purchase your Verto home.

3. Selecting your home

This is where it gets exciting. You’re ready to select your location and choice of Verto home. Whether you’re looking for a Cornish cliffside or city living in Exeter, we have a range of idyllic locations for you to choose from. Our dedicated team is here to help you with any information you need to select your perfect home, including specifications, floor plans and site plans.

4. Arranging a site visit

Once you’ve chosen a location and have an idea of the type of home you’re looking for, our sales team and site manager would love to welcome you for a site visit.

5. Selling your existing property

If you’re a homeowner and planning to sell in order to purchase a Verto home, you’ll need to find a buyer with a secure chain before finalising your reservation with us.

6. Reserving and personalising your new home

You’ve found your perfect Verto home. Now it’s time to make it yours by reserving it. We’ll take you through our reservation checklist and help you complete the required paperwork. At this stage you’ll need to pay a reservation fee to secure your property. If the Verto home you’re buying has personalisation options or upgrades available, you’ll be able to select them with the help of your Verto representative.

7. Applying for a mortgage

Now you’ve reserved your home, this is the time to submit your mortgage application if you require one.

8. Appointing a solicitor

However you choose to purchase your Verto home, you’ll need the help of a solicitor to complete the legal conveyancing process. This is how your home will be legally transferred from us to you.

9. Exchange of contracts

This is a big moment. You’ll need to pay your deposit, as well as making preparations to settle the balance due at the completion date. After the exchange of contracts, you’ll receive regular updates from us on the progress of the build all the way up to completion.

10. Getting ready to move

Now the legal side of things is taken care of, you can breathe a brief sigh of relief before thinking about the next step: moving. We’ll give you plenty of advance notice regarding the completion date. This will ensure you have time to make all the necessary arrangements, such as informing people of your change of address and hiring removal services.

11. Moving into your new home

It’s finally arrived: the day your dream Verto home becomes officially yours. As soon as the full payment for your property reaches us, the buying contract is legally completed. You can collect your keys and open the door to your new Zero Carbon Smart Home™.

12. Your new home demonstration

Our homes are full of clever technology. That’s how we achieve our zero emissions standard. And it’s why we’ll give you an in-depth home demonstration as well as helping you personalise all of your smart home features.

13. Our aftercare

The day you move into your Verto home marks the end of your buying journey. But it’s also a beginning. The start of a new and more sustainable chapter in your life. And the start of our premium aftercare. Here’s what you can expect:

  • A dedicated member of our customer service team will be available to answer any questions or queries you have, contactable on any day of the week
  • All our homes include a Premier Guarantee 10 year warranty, giving you full protection should anything be less than satisfactory
  • While we don’t think you’ll need it, you’ll be given access to our online portal, allowing you to officially register any snags or defects that may arise
  • If life takes you in a different direction and you need to sell, we have a proven track record of high-value resales

Consumer code

Developed by the housebuilding industry, the Consumer Code for Home Builders is designed to ensure the home purchasing process is fair and transparent for buyers. Through our warranty provider, Premier Guarantee, we are required to follow the Code. This means you will know exactly what you’re purchasing, the level of service you should expect, and your consumer rights both before and after you move in.
